Policies, Fees, License and Disclaimer

We have a different business model than typical Realtors. Using data mining software we developed, we provide actionable analytical information to all active clients as well as some potential clients. Because we send the same information to multiple people, while very rare, there is a chance of our submitting multiple offers on the same property. In this disclosure we go into detail on how we handle this potential issue and other topics such as third party suppliers, source data and the license to use our software and services.


NOTICE: By choosing to use our proprietary information, software and services, you are agreeing to the terms in this document.

Our Policy

Using a combination of our proprietary data mining software, processes and services we provide a unique service to our investor clients. Due to the nature of our business we also have a unique relationship with our clients. Know that:

  • We provide the same information to all active clients primarily through a tool we developed that we call the "Investor Tool". Every active client receives the same Investor Tool; there are no hidden or secret properties.
  • We reserve the right to stop providing the Investor Tool, our services and our information to any one for any reason.
  • Every active client has the option to request additional information on any property. To each such request, we provide all the information we have on the property at that point in time.
  • Our goal is to provide individualized service and maintain confidentiality at all times. When you have a conversation with us, we do not disclose this to anyone else.
  • Clients decide on their own whether they want to submit an offer on a property. On rare occasions, more than one investor has chosen to make an offer on the same property. Know that we have a duty to present all offers. Know that we will not disclose to any other client or party whether we have or will submit another offer for the same property.
  • Keep in mind that we will not be the only ones to make offers; good properties will receive multiple offers.
  • In the very rare occasion that one of our clients wins a bid and other clients bid on the same property, we will disclose to the losing bidder(s) that another client's offer was accepted. However, we will not disclose the buyer, the offer amount or terms to anyone. After the property closes, the sale price will be available through many public sources.

Our Services are Free to Buyers

Our services are free to buyers - All the services we provide are at no cost to you. Also, we do not receive or accept any form of compensation (money, meals, gifts or anything else) from anyone including but not limited to the property manager, the property inspector, third party service providers, handyman, lenders, title companies or anyone else. We always recommend our clients do their research on market rates and other professional services.

Third Parties

The Las Vegas Real Estate Investment Group disclaims any and all liability, including any express or implied warranties, whether oral or written, for such third party services. You acknowledge that no representation has been made by the Las Vegas Real Estate Investment Group as to the fitness of the third party services.

In order to provide all the services needed to select, qualify, rehab and monetize a property, a number of different skills and services are required. Many of the needed services are outside our business focus including property inspection, property management and property renovation. We have established relationships with a few third party service providers who we believe to be best in class.

Each third party service provider is an independent business and is responsible for their own services and deliverables. Each third party service provider will provide quotes for their services and they are responsible for delivering and supporting any services they provide. In all cases, third party service providers will bill you directly and you will pay them directly; under no conditions will funds ever flow to or through us. As a service to our clients, we will make a reasonable effort to provide coordination and scheduling services for third party providers. We do not charge for or receive any compensation in any form for our coordination services and we specifically disclaim any responsibility for the services provided by third party providers.

You Are Free to Use Other Service Providers

There is no requirement of any kind for you to work with any of our preferred third party service providers. You are free to choose any service provider you prefer. We will still make a reasonable effort to provide coordination and scheduling for any services you choose. However, you are responsible for establishing and managing such services and you are responsible for resolving any issues with any service providers.

The Real Estate for sale data we use comes in part from the INTERNET DATA EXCHANGE (IDX) program of the Greater Las Vegas Association of REALTORS MLS. - GLVAR DEEMS INFORMATION RELIABLE BUT NOT GUARANTEED. No representation is made or warranty given as to the accuracy or usability of ANY information we provide.


By using software, processes and services provided by Cleo Li and Eric Fernwood (hereinafter known as the Copyright OWNERS) you agree that you are using this service at entirely your own risk. The service is provided "As Is," without warranty of any kind, either express or implied, including without limitation, any warranty for information, data, services, uninterrupted access, or products provided through or in connection with the service. Specifically, the OWNERS disclaim any and all warranties, including, but not limited to: (1) any warranties concerning the availability, accuracy, usefulness, or content of information, products or services and (2) any warranties of title, warranty of non-infringement, warranties of merchantability or fitness for a particular purpose. This disclaimer of liability applies to any damages or injury caused by any failure of performance, error, omission, interruption, deletion, defect, delay in operation or transmission, computer virus, communication line failure, theft or destruction or unauthorized access to, alteration of, or use of, whether for breach of contract, tortuous behavior, negligence, or under any other cause of action. Because some states do not allow the exclusion or limitation of liability for consequential or incidental damages, the above limitation may not apply to you. In such states, the respective liability of the OWNERS, their employees, agents, successors, assigns, affiliates, and content or service providers respective liability is limited to the least extent permitted by such state law. Further, the OWNERS reserve the right to change any information on this service including but not limited to revising and/or deleting features or other information without prior notice.

You acknowledge and agree that the service and any necessary software used in connection with the service contains proprietary and confidential information that is protected by applicable intellectual property and other laws. Except as expressly authorized in writing by the OWNERS, you agree not to modify, rent, lease, loan, sell, distribute or create derivative works based on the service or the software, in whole or in part. The OWNERS grant you a personal, non-transferable and non-exclusive right and license to use the service; provided that you do not (and do not allow any third party to) modify, create a derivative work of, reverse engineer, reverse assemble or otherwise attempt to discover any source code, sell, assign, sublicense, grant a security interest in or otherwise transfer any right in the software. You agree not to modify the software in any manner or form, or to use modified versions of the software, including (without limitation) for the purpose of obtaining unauthorized access to the service. You agree not to access the service by any means other than through the interface that is provided by the OWNERS for use in accessing the service.
